SUBJECT:
To request approval for the City of Aurora to approve a purchase agreement with BCB Development for the acquisition of the property commonly known as 511 7th Ave.

PURPOSE:
The property at 511 7th Ave. is a 1,377 square foot house on a 5,000 sq. ft. lot. The property is currently sitting vacant, and purchase of this property would facilitate demolition, removing a problem property from the neighborhood.

BACKGROUND:
This property has a history of code violations, administrative fines and repeated calls for service ranging from Property Standards staff to calls to APD. The purchase of the property will forgive any past due balances owed to the City.

DISCUSSION:
The acquisition price of this property is $25,000. Once acquired the property will be demolished. Funding is available in the 2017 City Budget Account 215-1710-417.71-01 (Cost of Land), the demolition will be reimbursed through a grant.

IMPACT STATEMENT:
This is an integral acquisition as the property resides near Our Lady of Good Counsel Elementary School.

RECOMMENDATIONS:
It is recommended that the City approve the attached purchased Agreement for the acquisition of 511 7th Ave.

WHEREAS, the City of Aurora has a population of more than 25,000 persons and is, therefore, a home rule unit under subsection (a) of Section 6 of Article VII of the Illinois Constitution of 1970; and
