A Resolution Approving a Revision to the Final Plan on Lot 1 of Belani's Subdivision located at 2112 and 2124 Ogden Avenue for a parking lot expansion (K.B. Properties of Illinois, LLC - / AU36/4-26.278 - Fpn/R - SGB - Ward 7)
PURPOSE:
The Petitioner, K.B. Properties of Illinois, LLC, is requesting approval of a Final Plan Revision for a parking lot expansion on the properties located at 2112 and 2124 Ogden Avenue.
BACKGROUND:
The subject properties are located at 2112 and 2124 Ogden Avenue and are currently zoned PDD Planned Development District. The properties are within the Fox Valley East PDD. The property located at 2112 Ogden Avenue was approved in 2006 for a gas station with a car wash by PDFNL2006-033. The property located at 2124 Ogden Avenue was approved in 2006 for a medical office building by PDFNL2006-033.
The Petitioner is requesting approval of a Final Plan Revision. The details of the Plan consist of a parking lot expansion and trash enclosure replacement on 2112 Ogden Avenue, and minor curb improvements on 2124 Ogden Avenue. The petitioner is removing an existing car wash and providing 20 additional spaces with newly expanded parking lot for a total of 34 spaces on the property. The parking lot expansion is intended to alleviate parking congestion for the medical office to the east.
The petitioner provided an updated landscaping plan to compensate for the landscaping removal as part of the expansion. Elevations for the trash enclosure are included in the proposal.
DISCUSSION:
Staff has reviewed the Final Plan Resolution petition and have sent comments back to the petitioner on those submittals. The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances.
