SUBJECT:
A Resolution Approving the Final Plat for the Resubdivision of Lot 1 of Wayside Cross Ministries Subdivision, located at 215 E. New York Street and 34 N. Lincoln Avenue being the southwest corner of New York Street and Lincoln Avenue (Wayside Cross Ministries - 16-00801 / AU22/3-15.255-Fsd - SB - Ward 2)

PURPOSE:
The Petitioner, Wayside Cross Ministries, is requesting approval of a Final Plat for the Resubdivision of Lot 1 of Wayside Cross Ministries Subdivision located at 215 E. New York Street and 34 N. Lincoln Avenue which includes consolidation of lots to facilitate the construction of a second story catwalk between the new and the existing Wayside Cross facilities.

BACKGROUND:
The Subject Property is located at 215 E. New York Street and 34 N. Lincoln Avenue being the southwest corner of New York Street and Lincoln Avenue and is currently utilized as Religious Institution and Social Service Agencies, Charitable Organizations with DF(S) Downtown Fringe zoning. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

DISCUSSION:
Staff has reviewed the Final Plat petition and have determined that it meets the applicable codes and ordinances.

POLICIES AND GUIDELINES:
The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:
14.1 (2): To promote the preservation and revitalization of older residential neighborhoods and commercial areas within the City of Aurora.
14.1 (4): To encourage quality site design throughout the City of Aurora.
31.1 (4): To encourage the development of multiple use commercial, employment and service centers.


RECOMMENDATIONS:
