PURPOSE:
The petitioner, Merletto Real Estate Holdings, is proposing Final Plan Revision on 13.82 acres for fa?ade and parking modification located 2372 W. Indian Trail.

BACKGROUND:
This Final Plan Revision petition, which is part of the Greenfield Commons Special Use Planned Development, was referred by the City Council to the Planning and Zoning Division on July 23, 2013.

DISCUSSION:
The Petitioner is currently constructing a high end retail grocery store known as the Cosmopolitan Marketplace on the Subject Property. The proposal consists of upgrading the fa?ade to transform the appearance from the previous Lowes building. The renovations to the facade include painting the fa?ade, adding ceramic tile and constructing a canopy over the entrance. There will also be new wall signage on the building which meets the City's requirements. As part of the proposal, the Petitioner is proposing to reroute the drive aisle and add landscaping and planters around the canopy to create a pedestrian area at the entrance. The Petitioner is also proposing removing some parking spaces to create a middle drive aisle on the property to help alleviate traffic along the front of the building. There will be 575 parking spaces that will remain, which exceeds the City's parking requirement of 554 spaces.
