An Ordinance Approving a Text Amendment to Ordinance Number 3100, being the Aurora Zoning Ordinance to modify certain portions being Section 3.3. Definitions, Section 4.3. Special Use and Structures, Section 6.6-4. Use Regulations, Sec. 19.2 Adoption, and Table One: Use Categories (City of Aurora - L15-00786 / KDWK-15.209-TXT - TV)
PURPOSE:
The purpose of this proposed amendment is to modify certain portions of the Aurora Zoning Ordinance to place Education Services as Special Uses in the P - Park and Recreation District and classifying Pawnshops as Special Uses with additional criteria.
BACKGROUND/DISCUSSION:
In 1992, the City of Aurora completed a rezoning of several parcels into what is now P - Park and Recreation zoning classification. These parcels included public schools, public open space such as forest preserves and Park District and City of Aurora parks. In recent research, it has been discovered that the use category Educational Services (6100) was inadvertently not included in the P - Park and Recreation District, therefore, this text amendment in intended to correct this by adding Educational Services as a special use as it is with all other zoning districts. The additional special use provisions for Pawnshops are being modified to match those recently approved for Alternative Financial Institutions. The research and information regarding this change was included with that approval however, the provisions were inadvertently not included in the text document which was approved by council.
RECOMMENDATIONS:
The Planning Commission recommends APPROVAL of the Ordinance Approving a Text Amendment to Ordinance Number 3100, being the Aurora Zoning Ordinance to modify certain portions being Section 3.3.
