SUBJECT:
A Resolution Approving a Final Plan for the property located at 3181 North Aurora Road for a Day Care (6130) Use (Primrose Child Care - 23-0055 / NA17/1-23.015 - Fpn - JS - Ward 10)

PURPOSE:
The Petitioner, Primrose Child Care, is requesting approval of a Final Plan for the property located at 3181 North Aurora Road for a Day Care (6130) Use

BACKGROUND:
The Subject Property is currently zoned B2(C) Business District - General Retail with a Conditional Use for a Planned Development. It is a 1.44-acre vacant parcel and is within the Ashton Pointe Subdivision. Additional information on the property can be found in the attached property maps.

The Petitioner is requesting approval of a Final Plan for a Day Care (6130) Use. The proposed tenant offers services for children ranging from 6 weeks to 6 years old, and offers after school care to children up to 12 years old. The infant rooms are designed for 8 children with two staff members required. The toddler rooms are designed for 8-10 children with two staff members required. The early preschool & pathways rooms are designed for 16 children with two staff members required. The preschool and pre-kindergarten rooms are designed for 20 children with two staff members required. The kindergarten/afterschool room is designed for 30 children with two staff members required. The total number of students in the building will depend upon the local interest & enrollment numbers for this facility. The learning philosophy includes theme-based learning, academic curriculum which focuses on school readiness, enrichment programs, which include music, arts, gardening, and foreign language, and character development. Three playgrounds are proposed to serve the various age groups present in the center. 56 parking spaces are proposed.
