PURPOSE:
The petitioner, Mitutoyo America Corporation, is proposing a Final Plat on 18.1363 acres to resubdivide lots 1, 2, and 3 into two lots to create two separate zonoing lots located at 945 and 965 Corporate Boulevard.

BACKGROUND:
This Final Plat Petition was referred by the City Council to the Planning Division on August 13, 2013.

DISCUSSION:
Development Proposal: The petitioner, Mitutoyo America Corp, is proposing a Final Plat Revision to consolidate the existing lots. The proposal consists of a Final Plat that will bring the Mitutoyo properties into conformance with the Subdivision Control Ordinance. Currently the building that is located on Parcel 2 does not have frontage on a publicly dedicated Right-of-Way. Because the lots have been under common ownership this has not been an issue for access issues. Because the petitioner is consolidating their operations into a single building located on the new Lot 1, there is the opportunity to sell Parcel 2. This re-plat of the parcels will make the sale of the property easier and clean up some compliance issues that existed for the existing building.

Evaluation: Staff has reviewed the Final Plat petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made all the requested changes to these documents and they now meet all of the applicable codes and ordinances with the exception of the
