PURPOSE:
The petitioner, Chicago Title & Trust, #8002349030 / The Lelyn Group, Inc., proposed an Administrative Review to modify the parking lot for outdoor seating located at 1147 N. Eola Road.
BACKGROUND:
This Administrative Review petition was referred by the City Council to the Planning and Zoning Division on November 5, 2013.

DISCUSSION:
Development Proposal: The proposal consisted of removing 2 parking spaces and constructing 2 outdoor seating areas at both end-cap tenant spaces. The outdoor seating areas will have a partial fence around them. The subject property will still meet the City's parking requirement.
Evaluation: Staff has reviewed the Administrative Review petition. There are not significant changes being proposed at the subject property and should improve the existing strip retail center by providing outdoor seating areas.
IMPACT STATEMENT:
This item will increase the tax base and overall viability of the City which will offset any incidental Department or staffing impacts.
RECOMMENDATIONS:
There is no action required and this is for informational purposes only. The proposed revision has been reviewed and approved at the Aurora Planning Council and building permit level.
