PURPOSE:
The City of Aurora evaluated the Aurora's Comprehensive Plan for the property located on the west side of Orchard Road, north of the I-88 Tollway, in order to determine if any major or minor land use revisions to this area is warranted.
BACKGROUND:
This Comprehensive Plan Revision petition was referred by the City Council to the Planning Division on May 7, 2013.
On May 14, 2013, the City Council directed staff to look at this major Comprehensive Plan Revision by R13-138 after receiving an inquiry for a 500,000 square foot warehouse building located at the southwest corner of Orchard Gateway Road and Deerpath Road. Pursuant to that request Staff produced the attached report which takes a more comprehensive look at the area west of Orchard Road and north of I-88 Tollway.

DISCUSSION:

IMPACT STATEMENT:
The Planning and Zoning Division does not anticipate any impact to other City Department with the approval of this Petition.
RECOMMENDATIONS:
The Planning Commission recommended APPROVAL that there be no Major Change modifications to the Comprehensive Plan in the Subject Area and the Planning Commission recommended APPROVAL of the Obvious changes in the Subject Area as proposed in the report.
