A Resolution Approving a Final Plan on Lot 1 for World Class Wireless Subdivision, Located at 2800 Diehl Road, for a Business and Professional, Office (2400) Use and a Warehouse, Distribution and Storage Services (3300) Use (Logistics Property Company, LLC - 21-0947 - NA05/3-21.334-Fpn - SB - WARD 10)

PURPOSE:
The Petitioner, Logistics Property Company, LLC, is requesting approval of a Final Plan for the property located at 2800 Diehl Road for a Business and Professional, Office (2400) use and a Warehouse, Distribution and Storage Services (3300) use.

BACKGROUND:
The Subject Property is zoned ORI, Office, Research, and Light Industrial. The Subject Property is approximately twenty-two (22) acres and is presently vacant, with the exception of an access point from Diehl Road for a driveway to the Utility Building on Lot 2 of the World Class Wireless subdivision. The Subject Property fronts on Diehl Rd. and N. Eola Rd. The State of Illinois owns the parcel of land that is located between the Subject Property's north side and the Toll Road. Additional information on the legislative history of the property can be found in the attached Property Research Sheet.

The Petitioner is requesting approval of a Final Plan for a Business and Professional, Office (2400) and Warehouse, Distribution and Storage Services (3300) use. The details of the request include construction of an approximately three hundred thousand, ninety-three thousand (393,000) square foot building for office and warehouse use. There will be approximately four hundred (400) passenger vehicle parking spaces and twenty-six (26) truck trailer parking spaces on the building's east side.
