SUBJECT:
A Resolution Approving a Final Plan on Lot 11 of Orchard Road Business Park Subdivision located at 2410 Bushwood Drive being the southwest corner of Orchard Road and Bushwood Drive (Shine Bright Car Wash - 16-01183 / SG12/2-16.070-Fpn - JM - Ward 5)

PURPOSE:
The Petitioner Shine Bright Car Wash is Requesting approval of a Final Plan for Lot 11 of Orchard Road Business Park Subdivision located at 2410 Bushwood Drive for a Multiple Bay Car Wash Use (2833).

BACKGROUND:
The Subject Property is currently vacant land with B-B(S) Business-Boulevard zoning, which is part of the Orchard Road Business Park Special Use Planned Development. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

The Petitioner is requesting approval of a Final Plan for Lot 11 of Orchard Road Business Park Subdivision. The details of the request include the development of a car wash with a 4,800 square foot building with three 190' long stacking lanes. Access to the site will be from Augusta Way and sixteen parking spaces will be provided. The building elevations consists of a natural stone on the end portions and running along the base of the fa?ade with brick on the remaining.

DISCUSSION:
Staff has reviewed the Final Plan petition and have sent comments back to the petitioner on those submittals. The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances.

The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:
11.0 To guide the growth of the City in an orderly and structured manner.
11.1 (3) To encourage new development contiguous to existing development.
31.1 (3) To promote the development of commercial facilities in existing or planned commercial areas.
