SUBJECT:
An Ordinance Authorizing the Sale of the Northerly 1/2 of City-owned Real Estate Located at 350 West Illinois Avenue and 352 West Illinois Avenue, Aurora, Illinois Permanent Index No.(s): Part of 15-15-351-002 and Part of 15-15-351-001

PURPOSE:
Attached is an Ordinance Authorizing the Sale of the northerly 1/2 of City Owned Real Estate known as 350 & 352 West Illinois Avenue with PIN(s) part of 15-15-351-002 & 15-15-351-001 to Alfredo Padilla, who owns the property directly east of the area to be sold. Under the terms of the proposed sale, Padilla will pay the City One Dollar ($1.00) and consolidate the land with his current parcel. This sale only includes the northerly 1/2 of both said properties. The City has already transferred the southerly 1/2 of both properties to Eloisa Ruiz of 644 Grand Avenue, in 2013.

BACKGROUND:
In October 2011 the City of Aurora purchased the property at 352 West Illinois Avenue and in July of 2012, the City purchased the property at 350 West Illinois Avenue with density reduction funds. The houses on each property have been raised. The properties are exempt from real estate taxes. The northerly 1/2 of the lots to be given to the adjoining land owner are legally described below:

THE WESTERLY 102 FEET OF LOT 1 IN BLOCK 1 OF THORWORTH AND
FULTON'S ADDITION TO AURORA, IN THE CITY OF AURORA, KANE
COUNTY, ILLINOIS

DISCUSSION:
The City has made this type of arrangement before with adjacent owners in order to dispose of vacant City-owned lots.


IMPACT STATEMENT:
This action will put the property back on the tax rolls and eliminate the need to maintain the property at City's expense.

Place on Finance Committee Calendar (7/14/15 Agenda) for approval of City Council"
