SUBJECT:
A Resolution Approving a Waiver of Final Plan Requirements for Lot 2 of the Eola Crossing Subdivision, Located at the southeast corner of Eola Road and Hafenrichter Road, for a Parking Facilities, Non-Residential (4170) Use (McDonald's USA, LLC - 17-00814 / WH06/4-17.123-FPN/W - SB - Ward 9)

PURPOSE:
The Petitioner McDonald's USA, LLC is Requesting approval of a Final Plan Waiver for Lot 2 of Eola Crossing Subdivision located at McDonald's Aurora Lot 2 being the southeast corner of Eola Road and Hafenrichter Road for a Parking Facilities, Non-Residential (4170) Use, which includes the development of twelve parking spaces for employee overflow parking for the adjacent McDonalds.

BACKGROUND:
The Subject Property is currently Vacant Land/Open Space, with PDD, Planned Development District zoning. It is located within the Eola Crossing subdivision. Lot 2 is a total of 1.058 acres. The adjacent McDonald's, which is located on Lot 1, was passed by the City Council on November 11, 2014 as O2014-062. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

Details of the request include the development of Lot 2 of the Eola Cross subdivision as temporary employee overflow parking for the adjacent McDonald's parking lot. The remainder of Lot 2, which is not being utilized for this proposed parking lot, will remain vacant as of now. Because the proposed use as overflow parking for the McDonald's employees is temporary, the parking lot presented here may be incorporated into future site plans for Lot 2 for sale and development for commercial use.

DISCUSSION:
Staff has reviewed the Final Plan Waiver petition and have sent comments back to the petitioner on those submittals. The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances...
