PURPOSE:
The petitioner, Sai Samsthan USA, is proposing Special Use Revision for an addition to the existing religious institution building located 1101 Foran Lane.

BACKGROUND:
This Special Use Revision petition was referred by the City Council to the Planning Division on October 22, 2013.

DISCUSSION:
Proposal: The proposal consists of constructing an 839 square foot addition at the southeast corner of the existing religious institution building. As part of the proposal, the watermain will be rerouted around the new addition, since it is currently located underneath where the addition is being proposed. The Petitioner is also proposing to move an existing fire hydrant to the parking island across the drive aisle to get the hydrant outside of the collapse zone of the new addition.

Evaluation: Staff has reviewed the Special Use Revision petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made all the requested changes to these documents and they now meet all of the applicable codes and ordinances.

Public Input: Due public notice was given for the public hearing on this matter. No witnesses came forward at the public hearing. The Planning and Zoning Division has not had any inquiries regarding this case.

IMPACT STATEMENT:
This item will increase the tax base and overall viability of the City which will offset any incidental Department or staffing impacts.
