PURPOSE:
The petitioner, White Oak West TMG, LLC is proposing a Final Plat Revision with Variance on 8.42 acres to consolidate Lots 1 and 2 of the White Oak Subdivision located at 2121 Diehl Road and 1954 McKesson Street.

BACKGROUND:
This Final Plat Revision with Variance petition, which is part of the V3 Molitor Special Use Planned Development, was referred by the City Council to the Planning and Zoning Division on August 27, 2013. A Final Plan with Variance petition (AU12/2-13.322-Fpn/V) is related to this petition.

DISCUSSION:
Development Proposal:
The proposal consists of consolidating Lots 1 and 2 of the existing White Oak West Subdivision into one lot, being Lot 1. The proposed consolidated Lot 1 is 8.42 acres in size.

A variance to the Plan Description's maximum lot area requirement of 4.5 acres is requested, in order to allow for said lot consolidation.

Evaluation:
Staff has reviewed the Final Plat Revision with Variance petition submitted by the petitioner. Originally when the White Oak West's Preliminary Plan and Plat was approved in 2006, the City preferred that the Subject Property (Lots 1 and 2) be developed as office uses on smaller lots. However, a Final Plan for a small office use has not been submitted since 2006.

The proposal for a larger lot is consistent with surrounding warehouse, distribution and industrials uses that are located north and south of Diehl Road.
