SUBJECT:
A Resolution Approving the Final Plat for Mason's Subdivision on vacant land located at 1127 Talma Street and 1129 Talma Street (City of Aurora - 25-0438 / AU34/1-25.161-Fsd - TV - Ward 3)

PURPOSE:
The Petitioner, City of Aurora, is requesting approval of a Final Plat for Mason's Subdivision located at 1127 Talma Street and 1129 Talma Street which includes the consolidation of three parcels into two parcels.

BACKGROUND:
The Subject Property is located at 1127 Talma Street and 1129 Talma Street and is currently vacant land with R-2 One Family Dwelling District zoning.

The City is currently working on taking an inventory of all the city owned properties and determining a course of action. For these properties, the City is requesting approval of a Final Plat for Mason's Subdivision to consolidate the three parcels into two parcels to sell each parcel for future single-family homes.

DISCUSSION:
Staff has reviewed the Final Plat Resolution petition and has determined that it meets the applicable codes and ordinances.

POLICIES AND GUIDELINES:
The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:

11.0 To guide the growth of the City in an orderly and structured manner.
11.1(5) To guide and promote development to areas where public utilities, public roads and municipal services are either available or planned.
11.1(3) To encourage new development contiguous to existing development.

RECOMMENDATIONS:
The Planning and Zoning Commission recommended APPROVAL of the Resolution Approving the Final Plat for Mason's Subdivision on vacant land located at 1127 Talma Street and 1129 Talma Street.
