SUBJECT:
A Resolution approving a Revision to the Final Plan for a parking lot expansion for the property located at 2731 Beverly Drive (QT9 Software - 22-0118 / AU01/2-22.036-Fpn/R - JS - Ward 1)

PURPOSE:
The Petitioner QT9 Software is Requesting approval of a Final Plan Revision for the property located at 2731 Beverly Drive for a parking lot expansion.

BACKGROUND:
The Subject Property is currently zoned PDD and is a part of the Farnsworth International Planned Development. The original final plan for the property was approved in 2017 for a Business and Professional Office Use.

The Petitioner is requesting approval of a Final Plan Revision for a parking lot expansion. The proposed development would be adding an additional 29 parking spaces. All work on the property will be done to the rear of the site. Additional landscaping is proposed along the North, South, and West property lines. The petitioner has stated that no building addition is needed or being contemplated at this time, but the business has been successful and is currently parked out completely.

DISCUSSION:
Staff has reviewed the Final Plan Resolution petition and have determined that it meets the applicable codes and ordinances.

POLICIES AND GUIDELINES:
The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:

10.0 To provide for the orderly, balanced and efficient growth and redevelopment of the City through the positive integration of land use patterns, functions, and circulation systems. To protect and enhance those assets and values that establishes the desirable quality and general livability of the City. To promote the City's position as a regional center.
11.1 (5) To guide and promote development to areas where public utilities, public roads and municipal services are either available or planned.
