An Ordinance Approving a Revision to the Orchard Gateway Corporate Centre Plan Description on 5.98 Acres for the Property located at 2655 Orchard-Gateway Road (Aurora Christian Schools, Inc. - 20-0767 / SG01/4-20.191-SUPD/R - JS - Ward 5) (PUBLIC HEARING)

PURPOSE:
The Petitioner Aurora Christian Schools, Inc. is Requesting approval of a Plan Description Revision of the Orchard Gateway Corporate Centre Planned Development District for the property located at 2655 Orchard Gateway Road

BACKGROUND:
The Subject Property is currently zoned ORI(S) Office, Research, and Light Industrial District with a Special Use and is part of the Orchard Gateway Corporate Centre Special Use Planned Development. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

The Petitioner is Requesting approval of a Plan Description Revision of the Orchard Gateway Corporate Centre Planned Development District. There is currently a section of the Plan Development Description that forbids some of the ORI uses on this parcel, specifically Processing, Finishing and Assembly Facilities (3140), Warehouse, Distribution and Storage Services (3300), and some Special Purpose Recreational Institutions.

The petitioners are seeking to strike this portion of the plan description in order to make the site more marketable towards other uses. A very similar Ordinance was passed on some of the other lots in this Planned Development in 2015.

DISCUSSION:
Staff has reviewed the Planned Development Revision petition and have determined that it meets the applicable codes and ordinances.

Due public notice was given for the public hearing on this matter. As of the date of this memo, staff has not received public inquiries regarding this petition.
