A Planning and Development Committee Resolution Approving a Final Plan on Lot 1 of the Orchard Road Industrial Subdivision, located at the West Side of Deerpath Rd and North Side of I-88, for a Business and Professional, Office (2400) Use and Warehouse, Distribution and Storage Services (3300) Use (Panattoni Development Company, Inc. - 18-1046 / SG01/4-18.167-Fsd/Fpn - SB - Ward 5)
PURPOSE:
The Petitioner, Panattoni Development Company, Inc., is requesting approval of a Final Plan for Lot 1 of the Orchard Road Industrial subdivision, located on the west side of Deerpath Road and on the northside of I-88 for a Business and Professional, Office (200) use and a Warehouse, Distribution and Storage Services (3300) use, which includes development of the site for an approximately 764,500 sq. ft. building on a 52.264 acre lot.
BACKGROUND:
The subject property is currently zoned with ORI(S) Office, Research, and Light Industrial District with a Special Use Planned Development, which is part of the Bricks, Inc. Special Use Planned Development. This proposed Final Plat and Plan is in compliance with the approved Preliminary Plat & Plan Revision which was approved by the Aurora City Council on August 28, 2018 as R18-196. The Petitioner is requesting approval of a Final Plan for Lot 1 of the Orchard Road Industrial subdivision. Details of the request include the construction of a 764,500 square foot building for office and warehouse use. The building will be approximately forty-two (42) feet tall. Vehicles will be able to access the property from Deerpath Road to the east, and Orchard Gateway and Vision Court to the west.
