A Building, Zoning, and Economic Development Committee Resolution Approving a Revision to the Final Plan on Lot 2 of Oakhurst Commons Resubdivision, located at 2889 East New York Street for a Restaurant with a Drive-through Facility (2530) Use (Tri City Foods of Illinois, Inc. - 19-0960 / NA20/3-19.070-Fpn/R - SB - Ward 8)

PURPOSE:
The Petitioner, Tri City Foods of Illinois, Inc., is requesting approval of a Final Plan Revision for Lot 2 of Oakhurst Commons Resubdivision, located at 2889 East New York Street, for a Restaurant with a Drive-through Facility (2530) use, which includes the construction of a second drive-through lane. This is an existing Burger King.

BACKGROUND:
The Subject Property is zoned PDD, Planned Development District. It is Lot 2 of the Oakhurst Commons Resubdivision. The property is approximately 1.05 acres and is currently being utilized as a fast food restaurant with a drive-through facility. The building is approximately 4,000 square feet. Additional information on the legislative history of the property can be found in the attached Property Research Sheet.

The Petitioner is requesting approval of a Final Plan Revision for this existing business. Details of the request include adding a second drive through lane with an ordering board. Additional improvements also include updating the two handicap accessible parking spaces on the west side of the building, and slightly expanding the existing landscaped island on the southern property line.

DISCUSSION:
Staff has reviewed the Final Plan Revision petition and have sent comments back to the Petitioner on those submittals. The Petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances.
