A Resolution Approving a Final Plan on Lot 2 of Kirkland Crossings Resubdivision of Lot 5, Located at 2957 Kirk Road, for a Vehicle Repair, Minor (2834) Use (Essential Automotive Services, LLC - 21-0964 / BA36/3-21.343-Fpn - SB - Ward 1)

PURPOSE:
The Petitioner, Essential Automotive Services, LLC, is requesting approval of a Final Pan for Lot 2 of Kirkland Crossings Resubdivision of Lot 5, for a Vehicle Repair, Minor (2834) use, which includes construction of a drive-through facility that provides convenient oil change and other minor vehicle services.

BACKGROUND:
The Subject Property is currently zoned B-2(C), Business District - General Retail with a Conditional Use Planned Development. The Subject Property is an approximately one (1) acre vacant lot that is located within the Commercial Parcel of the Dominicks development district. The Subject Property fronts on Kirk Road to the west, with a shared access drive to the east. The properties to the north and south are already developed.

The Petitioner is requesting approval of a Final Plan for Lot of Kirkland Crossings Resubdivision of Lot 5 for a Vehicle Repair, Minor (2834) use. The details of the request include construction of an approximately one thousand, four hundred (1,400) square foot building that will provide fully enclosed services to the vehicles. There are three (3) drive-through lanes for customers to pull their vehicles through and wait while the services are completed. Each of the drive-through lanes provide at least five (5) stacking spaces for customer vehicles, which is the City's minimum requirement. Vehicles enter and exit the Subject Property via drive aisles along the northern and southern lot lines. Primary access to the Subject Property is from the eastern drive aisle. There are ten (10) parking spaces along the southern side of the drive-through lanes.
