SUBJECT:
A Resolution Accepting the Dedication of a City Easement on Lot 63 for Unit 2 of Lehigh Station Subdivision located along the south side of Milford Lane and west of Station Boulevard (Fox Valley Park District - L14-00791 / NA21/2-14.280-M - TV - Ward 10)
PURPOSE:
The Petitioner, Fox Valley Park District, is allowing the dedication of a City Easement on their property so that TCCI, LLC can construct a storm sewer through the property to connect to the existing stormwater detention facility within Lehigh Station Subdivision. This easement is necessary to facilitate the development of Lot 61 for a mixed use mid-rise building.
BACKGROUND:
The Subject Property is located on Lot 63, Lehigh Station Subdivision, Unit 2 and is part of the Lehigh Station Special Use Planned Development. The property is generally located along the south side of Milford Lane and west of Station Boulevard and is a park within the Lehigh Station Subdivision.
DISCUSSION:
Staff has reviewed the Plat of Easement petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made all the requested changes to these documents and they now meet all of the applicable codes and ordinances.
IMPACT STATEMENT:
The Planning and Zoning Division would anticipate that this project will increase the City's overall tax base and viability by facilitating investment and development which will offset any incidental Department or staffing impacts.
RECOMMENDATIONS:
Staff would recommend APPROVAL of the Resolution Accepting the Dedication of a City Easement along the south side of Milford Lane and west of Station Boulevard.
