SUBJECT:
A Resolution Approving a Final Plat for the Resubdivision of Lots 3 and 4 of the Unit No. One, Prime Business Park Subdivision, being Vacant Land west of Randall Road, between Sequoia Drive & Sullivan Road, Aurora, Illinois (Seefried Industrial Properties, Inc. - L15-00363 / AU08/1-15.048-Fsd/Fpn/R - TV - Ward 5)

PURPOSE:
The Petitioner, Seefried Industrial Properties, Inc. filed a petition with the City of Aurora on April 23, 2015, requesting approval of a Final Plat Revision consolidating Lots 3 and 4 of Prime Business Park Subdivision into one lot, being 18.849 acres.

BACKGROUND:
The Subject Property is located west of Randall Road, between Sequoia Drive & Sullivan Road and is currently vacant property. The property is zoned ORI Office, Research, and Light Industrial and was annexed into the City in 1988 and then a Final Plat as Unit No. One of Prime Business Park Subdivision in 1999. This would be the first resubdivision of this Prime Business Park Subdivision, Unit No. One

DISCUSSION:
Staff has reviewed the Final Plat Revision petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances.

This consolidation will allow the Petitioner the ability to construct a larger building on the property.
