SUBJECT:
An Ordinance annexing the Property located at 6S361 Old Eola Road, which consists of six parcels, to the City of Aurora, pursuant to a Water Service Agreement (ChelaBella Inc - 26-0221 / NA17/1-26.073-A/WSA - JR - Ward 10)

PURPOSE:
The Petitioner, ChelaBella Inc, is requesting to annex the property located at 6S361 Old Eola Road, which consists of six parcels, pursuant to a contiguous Water Service Agreement.

BACKGROUND:
The subject property is located at 6S361 Old Eola Road and consists of six parcels. The Petitioner is requesting annexation into the City of Aurora. The site is currently in unincorporated DuPage County, Naperville Township, in the Belt City Subdivision.

Since these parcels are contiguous to the city limits, they are being annexed pursuant to a Water Service Agreement.

DISCUSSION:
Staff has reviewed the Annexation petition and has sent comments back to the petitioner on those submittals. The petitioner has made the requested revisions to the document, and it now meets the applicable codes and ordinances.

POLICIES AND GUIDELINES :
The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:

10.0 To provide for the orderly, balanced and efficient growth and redevelopment of the City through the positive integration of land use patterns, functions, and circulation systems. To protect and enhance those assets and values that establishes the desirable quality and general livability of the City. To promote the City's position as a regional center.
11.0 To guide the growth of the City in an orderly and structured manner.
11.1(5) To guide and promote development to areas where public utilities, public roads and municipal services are either available or planned.
