SUBJECT:
An Ordinance Approving a Revision to the Waterford Plan Description on 4.78 Acres for Property located at 1675 Montgomery Road being south of Montgomery Road and west of Waterford Drive. (Steven Mouroukas - 17-00692 / AU36/1-16.221-Fsd/Fpn/R - AM - Ward 3)

PURPOSE:
The Petitioner Steven Mouroukas is requesting approval of a Plan Description Revision of the Waterford Planned Development District for the property located at 1675 Montgomery Road being south of Montgomery Road and west of Waterford Drive.

BACKGROUND:
The Subject Properties are south of Montgomery Road and west of Waterford Drive, and they are currently a mini-storage facility and vacant land with PDD Planned Development District zoning, which is part of the Waterford Planned Development. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

The Petitioner is requesting approval of a Plan Description Revision of the Waterford Planned Development District for the property located at 1675 Montgomery Road being south of Montgomery Road and west of Waterford Drive to allow for the mini-storage use.

Concurrently with this proposal, the Petitioner is requesting approval of a Final Plat Revision consolidating Lot 2 and Lot 6 of Waterford Plaza Subdivision, establishing Lot 1 of Waterford Plaza Resubdivision.

The Petitioner is also requesting approval of a Final Plan Revision for Lot 1 of Waterford Plaza Resubdivision with a Mini-Storage (3340) Use. The details of the request include the development of five cold storage buildings and one climate controlled building. Five parking spaces will be provided next to the climate controlled building. A landscape plan and building and signage elevations are included in the proposal.
