PURPOSE:
The petitioner, West Aurora Plaza, LLC, is proposing Final Plan Revision to demo 1905, 1911, 1921 and 1901 W. Galena Boulevard in order to accommodate an addition for a 19,147 square foot Goodwill retail store located 1925 W. Galena Boulevard.

BACKGROUND:
This Final Plan Revision petition, which is part of the West Aurora Plaza Special Use Planned Development, was referred by the City Council to the Planning Division on November 5, 2013.

DISCUSSION:
Development Proposal:
The proposal consists of demolishing some older underutilized stores to the rear of the plaza to make room for a squared off addition to accommodate the new Goodwill Retail location. This will include a depressed loading dock and the relocation of an existing electrical transformer. At the front of the store there will be fa?ade changes to reflect the new user of the space. The donation receiving area will utilize an existing loading area allowing patrons to pull out of the main drive aisle to drop off donations.

Evaluation:
Staff has reviewed the Final Plat Revision petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made all the requested changes to these documents and they now meet all of the applicable codes and ordinances.

The addition of a new retail user at West Aurora Plaza will expand the existing tax base, while provide a new retail use for the residents. This proposal will also provide for additional jobs for the residents...
