SUBJECT:
A Resolution Approving a Final Plan on Lot 12 of Orchard Road Business Park Subdivision located at 2413 Bushwood Drive being at the northwest corner of Bushwood Drive and Orchard Road (Vequity Real Estate Advisors - 16-01229 / SG12/2-16.177-Fpn - JM - Ward 5)

PURPOSE:
The Petitioner Vequity Real Estate Advisors is requesting approval of a Final Plan for Lot 12 of Orchard Road Business Park Subdivision located at 2413 Bushwood Drive for a Retail Sales or Service (2100) Use.

BACKGROUND:
The Subject Property is currently vacant land with B-B(S) Business-Boulevard zoning, which is part of the Orchard Road Business Park Special Use Planned Development. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

The Petitioner is requesting approval of a Final Plan for Lot 12 of Orchard Road Business Park Subdivision. The details of the request include the development of an approximately 9,700 square foot retail building. The building will able to accommodate up to five units. The southern end unit includes a drive-through with 10 stacking spaces. The northern end unit includes outdoor seating area. The vehicular entrance to the site is from Bushwood Drive via the neighboring Hampton Inn hotel. The development is providing 75 parking spaces. The Building and Signage Elevations include a brick building with a stone knee wall, and a monument sign with a brick base and half walls on the ends.

DISCUSSION:
Staff has reviewed the Final Plan petition and have sent comments back to the petitioner on those submittals. The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances.
