SUBJECT:
A Resolution Approving a Revision to the Final Plan for exterior fa?ade changes and signage improvements, including a new car wash addition to the automobile dealership located at 4333 Ogden Avenue, Aurora, Illinois 60504 (Napleton Hyundai - NA28/2-13.296-Fpn/R - TM Ward 10)

PURPOSE:
The petitioner, Napleton Hyundai, is proposing a Final Plan Revision on 7.8 acres for exterior fa?ade and signage improvements, including a new car wash addition to the automobile dealership located at 4333 Ogden Avenue.

BACKGROUND:
This Final Plan Revision petition, which is located in the Fox Valley East Planned Development District, was referred by the City Council to the Planning Division on April 8, 2014.

The property at 4333 Ogden Avenue, is currently being operated as Napleton Hyundai. The location was previously the Gartner Buick/Hyundai/Saab Dealership.

DISCUSSION:
Proposal: The details of the project include a complete overhaul of the exterior fa?ade. This will completely modernize the exterior and the interior of the existing dealership and bring it up to the industry and company standard for a new car dealership. Signage for the property will also be updated to Hyundai requirements. The petitioner is proposing the addition of an exterior tunnel carwash. Currently the carwash is located internal to the building, and according to the petitioner, from an operations standpoint the external carwash works better for the operations of the service department. There are no other changes proposed for the layout of the property. All existing access to the property will be maintained as is, and there is no proposed expansion of the storage of stock vehicles.
