PURPOSE:
To obtain the City Council's approval of a resolution accepting the proposal from Tremco/Weatherproofing Technologies, Beachwood, Ohio, in the amount totaling $199,947.95 for the replacement of the upper roof structure of the SciTech Building located at 18 W. Benton St.

BACKGROUND:
Recognizing the need for a new roof at this building, the City Council approved a decision package as part of the 2013 budget for this project. During periods of heavy rain, the upper roof structure leaks, as do the connected sloping mansards and drainage valleys at the perimeter of the roof. It is our opinion that leaks in the mansards and valleys are caused by compromises and flow coming from the upper roof structure.

The building was once the location of the Aurora Post Office and is a significant element in the historic and architectural structure of the downtown.

DISCUSSION:
The roof structure has been carefully reviewed Tremco/Weatherproofing Technologies through the use of infrared testing and best construction practices to develop roof replacement specifications that establish the framework for an excellent new roofing system.

The scope of work involves removal of the existing roofing, insulation and flashing. The new roof structure will include a new deck, new insulation that is current and code compliant, a new asphalt modified roof system, flashing, edge transitions as well as a new roof hatch.

The roof will carry a fifteen (15) year warranty.
