SUBJECT:
A Planning and Development Committee Resolution Approving the Final Plat for Triggs Addition, Lots 6-8, Block 2, Located at 361 Cleveland Avenue (Long Supply, Inc. - 19-0184 / AU21/3-19.009-Fsd/V - SB - Ward 4)

PURPOSE:
The Petitioner, Long Supply, Inc. is requesting approval of a Final Plat for the property located at 361 Cleveland Avenue, as a means to consolidate the three existing parcels into one lot.

BACKGROUND:
The Subject Property is currently zoned M-2, Manufacturing District - Limited, and is .68 acres and maintains a warehouse building that is approximately 10,300 square feet. Additional information on the legislative history of the property can be found in the attached Property Research Sheet.

The Petitioner, Long Supply, Inc., is requesting approval of a Final Plat for consolidation of three parcels for the property located at 361 Cleveland Avenue. The Petitioner intends to utilize the consolidated lots as a means to enable the continued use and expansion of the existing business on the subject property. Also included is a newly dedicated fifteen (15) foot wide City Easement on the property.

DISCUSSION:
Staff has reviewed the Final Plat petition and have sent comments back to the Petitioner on those submittals. The Petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances.

POLICIES AND GUIDELINES:
The Staff Evaluation and Recommendation are based on the following Physical Development Policies:
14.1 (4): To encourage quality site design throughout the City of Aurora.
41.1 (2): To promote a balanced distribution of industries within the City.
41.1 (8): To promote a quality environment through the enforcement of industrial
performance standards.
