A Resolution Approving a Final Plan for the property located at 986 N State Route 59 for a Standalone Restaurant with a Bar (Texas Roadhouse - 21-0350 / NA16/4-21.028-Fpn/R - JS - Ward 10)
PURPOSE:
The Petitioner, Greenberg Farrow, is Requesting approval of a Final Plan Revision for 986 N State Route 59 for a Standalone Restaurant with a Bar
BACKGROUND:
The Subject Property is currently zoned B2(C) Business District - General District with a Conditional Use for a Planned Development and is a part of the Meridian Business Campus. This property is the former Sweet Tomatoes restaurant and has been vacant for several years.
The Petitioner is Requesting approval of a Final Plan Revision for a Standalone Restaurant with a Bar. Texas Roadhouse currently has a location at 2856 Patriot's Lane in Naperville (roughly .38 miles away) and is proposing to shut down that site and move into Aurora. The proposed plan is not drastically changing the existing layout, but the building will be torn down and replaced with a roughly 8,000 sq. ft. restaurant. 96 parking spaces are currently proposed.
DISCUSSION:
Staff has reviewed the Final Plan petition and have determined that it meets the applicable codes and ordinances.
POLICIES AND GUIDELINES:
The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:
