SUBJECT:
A Resolution Approving the Final Plat for Guerrero Subdivision, located at 79, 85, and 89 N. Root Street, Aurora, Illinois 60505 (Juan Guerrero - 14-00464 / AU22/4-14.035-Fsd - ES - Ward 2)

PURPOSE:
The Petitioner, Juan Guerrero, has submitted a Final Plat application for the property located at 79, 85, and 89 N. Root Street. The details of the proposal include a Final Plat to consolidate 4 parcels into 3 lots for 79, 85, and 89 N. Root Street.

BACKGROUND:
These properties are located on the near northeast side of town, consisting of two single family homes and a two family home. This area consists of single and two family homes.

DISCUSSION:
These 3 homes are currently located on 3 oddly shaped parcels, with an adjacent vacant parcel behind them. This Final Plat will square off the three homes on their own lot. This will clean up 4 parcels into 3 squared off lots.

IMPACT STATEMENT:
This will have no impact on City services and will improve the City's overall tax base.

RECOMMENDATIONS:
Planning Commission recommended approval of the Final Plat with the following condition:
1) A cross-access easement shall be granted by Lot 1 to access Lot 2 if the property should ever be sold.
