A Resolution Approving a Revision to the Final Plan on Lot 1 of McDonald's Subdivision for the Property Located at 711 E New York Street Being at the South East Corner of E New York Street and N Union Street for a Drive-Through Facility Use (McDonald's - 17-00574 / AU22/4-17.090-Fsd/Fpn/R - AM - Ward 2)

PURPOSE:
The Petitioner, McDonald's, is requesting approval of a Final Plan Revision for the property located at 711 E. New York Street being at the southeast corner of E. New York Street and N. Union Street for an expansion of the Restaurant with a drive-through facility (2530) Use.

BACKGROUND:
The subject property is currently located at 711 E. New York Street and occupied by the McDonald's drive-through restaurant facility and its parking lot. The property is zoned B-3(S) Business and Wholesale District with a Special Use for a Planned Development, and it is made up of eight parcels. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

The petitioner is requesting approval of a Final Plan revision to complete interior and exterior remodel of the building, which entails a new 15 feet new dining area, all new storefront, all new paint scheme across the entire building, a new storage shed and ADA modifications. The interior building will be remodeled as well, and a new third drive thru window will be added. Stacking requirements are being met. The building addition will increase the building by 240 sq. ft. and it will increase the seating capacity from 62 to 75.The site currently features 39 parking spaces, the proposed building addition and new shed will result in the loss of 3 parking spaces. The site will continue to meet the City of Aurora's parking requirements.

Concurrently with this proposal, the Petitioner is requesting approval of a Final Plat to consolidate the eight parcels in one lot....
