SUBJECT:
A Resolution Approving the Final Plat for Mitutoyo Subdivision and a Final Plan for Lots 3 and 4 of Mitutoyo Subdivision being Vacant Land located at 958 Corporate Boulevard, Aurora, Illinois 60502 (Mitutoyo America Corporation - L14-00786 / AU02/3-14.038-Fsd/Fpn - AM - Ward 1)

PURPOSE:
The Petitioner, Mitutoyo America Corporation, is requesting a Final Plat and Plan for a 238,000 square foot office warehouse facility located at 958 Corporate Boulevard. The Subject Property is 22.37 acres with one proposed building of 35,950 sq. ft. to be used for offices.
Petitioner is proposing to purchase 13.5 acres from MTI on the north side of Corporate Blvd. MTI is also selling the adjacent existing building which they have recently vacated. The existing building is a 237,000 sq. ft. warehouse.

The Final Plan also includes a new stormwater facility, 190 car parking lot and 41 trailer parking lot with 48 docks on north side of building. .

BACKGROUND:
The Subject Property is located at 958 Corporate Boulevard and is currently vacant land with Planned Development District - PDD zoning, which is part of the Farnsworth International (Parcel 3) Planned Development District. .

DISCUSSION:
Staff has reviewed the Final Plat and Plan petition submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made the requested changes to the Final Plan and Plat and has agreed to make the requested changes yet to the landscaping plan. With the proposed revisions the petitioner has made all the requested changes to these documents and they now meet all of the applicable codes and ordinances.
