SUBJECT:
Replace the upper roof on the Elmslie Building located at 1 S. Broadway.

PURPOSE:
Per our deferred maintenance study performed by Performa, the next roof that needs replacement is the Elmslie high roof.

BACKGROUND:
We have had numerous patch roofing repairs to the Elmslie high roof. The parapet wall repairs were completed on the Elmslie building in 2015, this needed to be done prior to replacing the roof. A decision package was approved to do the roof in 2017.

DISCUSSION:
We have an approved decision package to do the roof this year. This money is located in 101-1715-417-3805. The cost to do the roof is $51,700.00. We recommend an allowance of $10,000 for a contingency which bring the total to $61,700.00. We recommend that this roof job should be awarded to F.H. Paschen in the amount of $61,700.00. Once the job is completed the roof will have a 20 year manufacturer full system warranty.

IMPACT STATEMENT:
There will be a temporary right lane closure for approximately 40 minutes between 5:00 a.m. - 6:00 a.m. in order to load the roofing materials onto the roof. We will work with the Street Department and notify Police and Fire regarding the lane closure.

RECOMMENDATIONS:
I recommend that we move forward with this roofing project at 1 S. Broadway.
