SUBJECT:
A Resolution Approving the Final Plat on Lot 3B in the Second Resubdivision of Toyota Subdivision for an Office Use located at 2363 Sequoia Drive, Aurora, Illinois 60506 (Orchard Business Center, LLC/Advocate Health Care - AU07/1-14.010-Fsd - ES Ward 5)

PURPOSE:
The petitioner, Orchard Business Center, LLC/Advocate Health Care, is proposing a Final Plat on 8.472 acres to create a lot for a new 50,000 square foot medical office and associated parking located at 2363 Sequoia Drive.

BACKGROUND:
This Final Plat petition, which is part of the Special Use Planned Development, was referred by the City Council to the Planning Division on February 18, 2014.

DISCUSSION:
Proposal: The petitioner is proposing to split an existing 8.4 acre lot which currently has a 39,000 sf. office building with Rasmussen College as a main tenant on the western portion, in order to build a 50,000 sf. medical office for Advocate Health Care on the eastern portion.


IMPACT STATEMENT:
The development made possible through the approval of this agreement with have a positive impact on the economic health of the City of Aurora and will help retain an existing business within the City.

RECOMMENDATIONS:
The Planning Commission recommended CONDITIONAL APPROVAL of the Final Plat on Lot 3B in the Second Resubdivision of Toyota Subdivision for an Office Use located at 2363 Sequoia Drive, Aurora, Illinois 60506, with the following condition:
1) That the property owner is to obtain a Letter of Map Amendment prior to final acceptance of engineering improvements.
