SUBJECT:
An Ordinance Approving Revisions to Aurora's Comprehensive Plan for Property located at the southwest corner of Orchard Gateway and Deerpath Road in the City of Aurora, Illinois, 60506 (City of Aurora - L15-00404 / SG01/4-15.131-COMP - TV - Ward 5)

PURPOSE:
The purpose of the Ordinance is to approve a revisions to Aurora's Comprehensive Plan for the property located at the southwest corner of Orchard Gateway and Deerpath Road which replaces the Office land use designation with an Office/Research/Light Industrial land use designation on the eastern portion of the Subject Property and to reconfigures the Conservation/Open Space/Recreation/Drainage land use designation for the western portion of the Subject Property.

BACKGROUND:
The Subject Property is 47.66 acres located at the southwest corner of Orchard Gateway and Deerpath Road and is currently vacant with ORI(S) Office, Research, and Light Industrial zoning, which is part of the Orchard Gateway Corporate Centre Special Use Planned Development.

On May 6, 2015, the Petitioner filed a Plan Description Revision and Preliminary Plan and Plat Petition for a 304,560 square foot warehouse building with the ability for a 159,800 square foot building expansion located at the southwest corner of Orchard Gateway Road and Deerpath Road. Pursuant to that request Staff produced the attached report which takes a more comprehensive look at the southwest corner of Orchard Gateway Road and Deerpath Road.
