PURPOSE:
The petitioner, Unilock, is proposing a Variance to increase the building height located at 301 E. Sullivan Road for Plant #2.

BACKGROUND:
This Variance petition was referred by the City Council to the Planning and Zoning Division on November 5, 2013.

DISCUSSION:
Development Proposal:
The proposal consists of varying Section 9.2-5.3 "Height" of the Aurora Zoning Ordinance to increase the maximum building height from 45' to 55' and silo building height from 45' to 60' for Unilock's Plant #2. The proposed roof height for 2 bays is to accommodate equipment for Unilock's new product. The proposal is to replace the existing 2 silos with 2 new silos in the same location, which is west of the roof raise.

Evaluation:
Staff has reviewed the Variance petition, submitted by the petitioner. The proposal should not negatively impact the surrounding industrial properties and noise generation should be minimal due to Unilock's enclosed processing equipment.

The Zoning Board of Appeals recommended Approval of the Variance petition.

Physical Development Policies:
11.0 To guide the growth of the City in an orderly and structured manner.



Public Input:
Due public notice was given for the public hearing on this matter. No witnesses came forward at the hearing. As of the date of this memo, staff has not received any public inquiries regarding this petition.

IMPACT STATEMENT:
This item will increase the tax base and overall viability of the City which will offset any incidental Department or staffing impacts.
