A Resolution Approving a Revision to the Final Plan for Lot 9 of East Reimers Resubdivision #3, Located at 2134 West Galena Boulevard for a Retail Sales or Service (2100) Use (El Paso Grocery - 21-1059 - AU19/1-21.367-FPN/R - SB - WARD 5)

PURPOSE:
The Petitioner, El Paso Grocery, is proposing an approximately one thousand, eight hundred (1,800) square foot building addition on the rear of the existing grocery store, which will be two (2) stories tall, for shipping and handling on the first floor and employee space on the second floor.

BACKGROUND:
The Subject Property is Lot 9 of East Reimers Resubdivision #3. The Subject Property is zoned B-2(C), Business District - General Retail with a Conditional Use Planned Development. The Subject Property is located in the Galena Square shopping center, which is located in the Reimers development district. The Subject Property is approximately two (2) acres, with an existing retail building that is approximately eighteen thousand (18,000) square feet. The original Final Plan was approved as PDFNL99.24 on June 10, 1999.

The Petitioner is requesting approval of a Final Plan Revision for construction of this two-story addition on the building's rear. The first floor of the addition will provide additional shipping and handling space for the grocery store that will operate within the main portion of the building, while the second floor will serve as an employee lounge, locker room, and bathroom. Approximately twenty-four (24) percent of the business portion of the building will be dedicated to tortilla production, approximately forty-five (45) percent of the business portion will be dedicated to grocery retail, while the remaining approximately thirty-one (31) percent of the business portion is dedicated to general usage.
