SUBJECT:
An Ordinance Annexing Property located at 1681 Bilter Road to the City of Aurora, Illinois (Daniel and Nancy Brown - 25-0336 / AU01/1-25.150 - A - TV - Ward 1)
PURPOSE:
The Petitioner, Daniel and Nancy Brown, is requesting Annexation of 0.4 acres located at 1681 Bilter Road.
BACKGROUND:
The Subject Property is located at 1681 Bilter Road and currently is within unincorporate Kane County with F Farming District.
The Petitioner is requesting the annexation of the Subject Property. As part of negotiations with the property owner regarding right-of-way acquisition for the Bilter Road expansion project, the Petitioner has requested that the City annex the property and extend municipal water service to the property.
The property will be annexed in with R-1 One Family Dwelling District zoning.
DISCUSSION:
Staff has reviewed the Annexation Ordinance petition, and they meet the applicable codes and ordinances.
POLICIES AND GUIDELINES:
The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:
10.0 To provide for the orderly, balanced and efficient growth and redevelopment of the City through the positive integration of land use patterns, functions, and circulation systems. To protect and enhance those assets and values that establishes the desirable quality and general livability of the City. To promote the City's position as a regional center.
11.1(5) To guide and promote development to areas where public utilities, public roads and municipal services are either available or planned.
11.1(3) To encourage new development contiguous to existing development.
RECOMMENDATIONS:
Staff recommends APPROVAL of the Ordinance Annexing Property located at 1681 Bilter Road to the City of Aurora, Illinois.
