SUBJECT:
An Ordinance Granting the removal of enclosed parking for property located at 1180 Morton Avenue, Aurora, IL 60506, in Kane County, Aurora Illinois (Boreas, LLC - L14-00820 / AU16/1-14.290-V - ES - Ward 6) (PUBLIC HEARING)
PURPOSE:
The Petitioner, Boreas, LLC, is Requesting a Variance from the enclosed parking standards to convert an existing one car garage to living space at 1180 Morton Avenue The details of the proposal include converting the existing attached garage into living space to allow the home to be fully wheel chair accessible in conformance with federal regulations.
BACKGROUND:
The redevelopment of 1180 Morton Avenue is one of 40 properties to be rehabilitated in a program called the Aurora Impact Initiative, in conjunction with the Aurora Housing Authority (AHA), to provide for replacement housing units for those units lost as a result of the demolition of Jericho Circle. 5% of the units are to be handicapped accessible, and this variance would facilitate that goal.
DISCUSSION:
While the City is generally supportive of maintaining enclosed parking on residential properties, in this case, this house is at the end of a dead end street, allowing for some on street parking without leading to more congestion, and the 30' long driveway will also remain. This conversion will also allow for handicapped accessibility.
PHYSICAL DEVELOPMENT POLICIES:
12.1 (7) To protect residential development from the negative effects of high volume traffic corridors and incompatible land uses.
12.1 (9) To guide development and redevelopment into energy efficient land use patterns.
RECOMMENDATIONS:
The Zoning Board of Appeals recommended APPROVAL of the An Ordinance granting the removal of enclosed parking for property located at 1180 Morton Avenue, Aurora, IL 60506, in Kane County, Aurora Illinois.
