For a Development Agreement (DA) between the City of Aurora and M/I Homes of Chicago for the redevelopment of the property located at the southeast intersection of Ogden Ave and 75th Street into 185 single-family attached homes
PURPOSE:
The DA will facilitate the developer's plans to redevelop the area commonly known as the triangle at the southeast intersection of Ogden Ave and 75th Street into brand-new 185 single-family attached homes.
BACKGROUND:
The City of Aurora has seen substantial development and redevelopment in all corners of the city. This DA relates to a key property within the burgeoning Ward 8. The Subject Property was annexed into the City in 1998. In 2019, the City previously pass a resolution to redevelop the property with an assisted living facility, independent living facility, and other commercial uses, which has since expired.
The Developer, M/I Homes of Chicago, will build 185 single-family attached homes, known as the Kingsley Road Subdivision.
DISCUSSION:
The Property is currently vacant land and zoned R-5 (C) Multi-family Dwelling District, R-5A(C) Multi-family Dwelling District, B-2(C) Business District, General Retail, and OS-1 Open Space, Parks and Recreation District with a Conditional Use Planned Development. The Kingsley Road Subdivision will be rezoned to Property to R-4A(C) and OS-1(C) with a Conditional Use for a Planned Development to facilitate development of the Subject Property
On May 20, 2026, the City published notice of, and held, a public hearing before the City of Aurora Planning and Zoning Commission, regarding recommendation of a conditional use planned development, plan description, rezoning of the Subject Property, and preliminary plan and plat for the Subject Property
