A Resolution Approving the Final Plan for a Montessori School Use located at 4100 Westbrook Drive, Aurora, Illinois 60504 (Dei Rossi, Inc./Cosmic Montessori School - NA28/1-13.174-Fpn - TM Ward 10)

PURPOSE:
The petitioner, Dei Rossi, Inc./Cosmic Montessori School, is proposing a Final Plan on 2.04 acres for an 8,460 square foot Montessori School located at 4100 Westbrook Drive

BACKGROUND:
This Final Plan petition, which is located within the Fox Valley East Planned Development District, was referred by the City Council to the Planning Division on April 15, 2014.

The property at 4100 Westbrook Drive, is currently vacant and is lot 5 of the fox valley Medical Business Campus. The property is bounded by Commons Drive to the west and Westbrook Drive on the east.

DISCUSSION:
Proposal: Development Proposal: The petitioner is proposing am 8,460 square foot Montessori School on the property. There is also a proposed 2,400 square foot addition shown on the rear portion of the building. The proposal includes 35 parking spaces, with an additional 10 landbanked parking spaces to accommodate the possible expansion in the future. This will be a one story 27 foot tall, to the peak, metal panel building.

Evaluation: Staff has reviewed the Final Plan petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made changes to these documents. There are still a couple outstanding issues remaining. Because the construction method of the building is to utilize pre-fabricated metal panels, the proposed elevations do not have a masonry design element. Additionally the proposed wall color, "Regal White" and the unknown color of the standing seam...
