SUBJECT:
A Resolution Approving a Revision to the Final Plan on Lots 5A, 6A and 10 for Phase 1 of the Resubdivision of Deerpath Commerce Center Subdivision Unit 2 (Conor Commercial Real Estate - L15-01147 / SG01/4-15.249-Fsd/Fpn/R - AM - Ward 5)

PURPOSE:
Requesting approval of a Final Plan Revision for Lots 5A, 6A and 10 of the Resubdivision of the Deerpath Commerce Center Subdivision Unit 2 which includes building a 304,560 square foot, single-story cross-docked facility that allows for future building expansion of an additional 159,800 square feet to accommodate the growth of the business.

BACKGROUND:
The Subject Property is located along the south side of Orchard Gateway Road just west of Deerpath Road and is currently vacant with ORI(S) Office, Research, and Light Industrial zoning. Additional information on the legislative history of the property can be found in the attached Property Information Sheet.

The details of the Final Plan revision proposal include the redesign of the stormwater facilities to provide enough suitable soils to balance out the grading for the project and provide the necessary buildable footprint for the development of lot 7A. The stormwater facility on Lot 5A was expanded in size and redesigned to a deeper depth to provide more stormwater storage and suitable soils for mass grading. The stormwater facility on Lot 10 remains the same size but was redesigned from a wet bottom pond to a dry bottom with natural plantings. The Final Plan and the Final Engineering Plans have been revised to reflect these changes.

Concurrently with this proposal, the Petitioner is also proposing a Final Plat on Lots 5A, 6A, 7A, and 10 the details of which include the revision of the subdivision plat to accurately delineate the three stormwater facilities pursuant to the revised Final Engineering Plans.
