SUBJECT:
A Resolution Approving a Preliminary Plan and Plat for the CLA of Aurora Subdivision located at the south west corner of 75th Street and Meadowridge Drive (CLA / Hiffman - L15-00973 / NA28/3-14.231-Ppn/Psd - AM - Ward 8).

PURPOSE:
The Petitioner, CLA Aurora LLC, is proposing a Preliminary Plat for a five lot subdivision located at the south west corner of 75th Street and Meadowridge Drive. The proposed Preliminary Plan includes one lot for a daycare facility, a future developable lot, and retention facility lots to accommodate the required storm water management.

BACKGROUND:
The Subject Property is currently vacant with B-2(S) zoning under the Ocean Atlantic Special Use Planned Development, under which a daycare facility is a permitted use. The details of the legislative history of the property can be found in the attached Property Information Sheet.

DISCUSSION:
The development proposal consists of approximately 11.34 acres to be divided into four lots, Lot 1 being 5.35 acres for a proposed daycare facility by Children's Learning Adventure (CLA); Lot 2 being 2.18 acres for future development; and Lots 3, 4 and 5 being 2.32 acres will be dedicated for a retention pond to serve the development.

POLICIES AND GUIDELINES:
11.0 To guide the growth of the City in an orderly and structured manner.
12.0 To plan and provide for the growth of the city through the integration of land use patterns and functions that promotes complementary interactions between different land use components.
14.1 (4) To encourage quality site design throughout the City.

RECOMMENDATIONS:
The Planning Commission recommends APPROVAL of the Preliminary Plan and Plat for the CLA Aurora Subdivision located at the south west corner of 75th Street and Meadowridge Drive.
