SUBJECT:
A Resolution Approving a Final Plat for Unit Three of Butterfield East Subdivision located at Ferry Road and Duke Parkway, Aurora, Illinois 60502 (Duke Realty - L15-00377 / WI33/3-15.083-Fsd/Fpn - TV - Ward 10)

PURPOSE:
The Petitioner, Duke Realty is requesting approval of a Final Plat for Butterfield East Subdivision Unit 3 on 123.95 acres for an industrial development on the property generally located on the north side of Ferry Road, west of Route 59, and south of Butterfield Road

BACKGROUND:
The Subject Property is part of the Butterfield Planned Development District, zoned PDD with an underlying ORI (Office, Research and Light Industry) use district and is generally located on the north side of Ferry Road, West of State Route 59, and South of Butterfield Road and is currently vacant land.

The proposal consists of creating two larger buildable lots for industrial/warehouse uses, being Lots 5 and 6, and four lots for stormwater detention, being Lots 103, 104, 105, and 107. Lot 4 consists of a 20' landscaping buffer along the south side of the residential properties in Warrenville and Lot 1, which was originally part of the Butterfield East Subdivision, Unit 1 is being reconfigured due to the realignment of Duke Parkway. In addition, Duke Parkway is being dedicated to the eastern property line of Lot 5.

The Final Plat is consistent with the revised Preliminary Plan and Plat which received approval last month.

DISCUSSION:
Staff has reviewed the Final Plat petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances, with the exception of the items mentioned in the Staff Recommendation listed below.
