SUBJECT:
A Resolution Approving the Final Plat for Unit 4 of The Estate Homes of Verona Ridge Subdivision, being Vacant Land located north of Indian Trail Road and west of Deerpath Road, Aurora, Illinois (Orleans RHIL, LP - L15-00529 / SG12/3-15.100-Fsd - TV - WARD 5)

PURPOSE:
The Petitioner, Orleans RHIL, LP is requesting approval of a Final Plat for the Estate Homes of Verona Ridge Subdivision, Unit 4 which includes 43 single family lots.

BACKGROUND:
The Subject Property is generally located north of Indian Trail Road and west of Deerpath Road and is currently vacant land with E Estate Single Family Detached Dwelling zoning, which is part of the Estate Homes of Verona Ridge Special Use Planned Development. The subdivision was developed under the Countryside Vision Plan Comprehensive Plan approved by City Council in 2002. In 2007, the Subject Property was subdivided as part of Unit 3 of The Estate Homes of Verona Ridge Subdivision. Then 2012, the Petitioner consolidated these 43 lots as a temporary measure so that they did not have to construct the public infrastructure at that time. The Petitioner is close to having Unit 1, 2 and 3 completed and is now requesting to subdivide this area back into the 43 single family lots as previously platted.

DISCUSSION:
Staff has reviewed the Final Plat petition, submitted by the petitioner and have sent comments back to them on those submittals. The petitioner has made the requested revisions to these documents and they now meet the applicable codes and ordinances.

The Staff's Evaluation and Recommendation are based on the following Physical Development Policies:
11.0 To guide the growth of the City in an orderly and structured manner.
11.1(5) To guide and promote development to areas where public utilities, public roads and municipal services are either available or planned.
