PURPOSE:
The petitioner, Sai Samsthan USA, is proposing Final Plat to consolidate the property into two lot located 1101 Foran Lane.

BACKGROUND:
This Final Plat petition was referred by the City Council to the Planning Division on October 22, 2013.

DISCUSSION:
Proposal: The proposal consists of consolidating the property into two lots. Lot 1 will consist of the religious institution and the parking lot. Lot 2 will consist of the stormwater detention facility. As part of the proposal, the Petitioner will also be dedicating 33 feet of right of way along Foran Lane and relocating a City easement to cover the relocation of the watermain.

Evaluation: Staff has reviewed the Final Plat petition, submitted by the petitioner and have sent comments back to them on those submittals. The consolidation of the existing lots will eliminate the building code issue when constructing the addition over property line.

Public Input: The Planning and Zoning Division has not had any inquires regarding this case.

IMPACT STATEMENT:
This item will increase the tax base and overall viability of the City which will offset any incidental Department or staffing impacts.

RECOMMENDATIONS:
The Planning Commission recommended CONDITIONAL APPROVAL of the Final Plat to consolidate the property into one lot at 1101 Foran Lane by Sai Samsthan USA, with the following condition:
