DATE: July 10, 2020
SUBJECT:
A resolution authorizing the execution of a Redevelopment Agreement between the City of Aurora and the Owner of the property at 1128 East New York Street (Ward 7).
PURPOSE:
To expedite demolition of the existing building on 1128 East New York Street.
BACKGROUND:
The Owner of 1128 East New York Street is also the owner of the gas station site immediately to the west (1116 East New York Street). The Owner acquired 1128 East New York Street with the intent to demolish the site and incorporate the redevelopment of 1128 East New York Street with the planned improvements at 1116 East New York Street. During the process of securing a demolition permit, the Owner realized that meeting the City's requirements for a demolition permit would be cost prohibitive at this time.

The permit requirements that would be deferred include: removal of the curb cut, removal of the asphalt surface covering most of the site, and disconnection of the water and sewer service lines at their connection points to the public mains in New York Street. Permit fees will not be waived and no additional building permits will be granted unless such permits include the required demolition actions noted above.
IMPACT STATEMENT:
Demolishing the building without removing the curb cut can encourage fly dumping. Old service lines are prone to leaks, so it is standard practice to disconnect water and sewer services at the public main when they no longer serve a useful purpose. However, the Redevelopment Agreem...
