Resolution Authorizing the Execution of an Agreement for rebuilding the front steps and spot tuckpointing with Favian Morales at 370 Spruce Street
PURPOSE:
The Petitioner, Favian Morales, has applied for the Historic Preservation Grant for rebuilding the front steps and spot repointing on the body of the house as well as on the chimney.
BACKGROUND:
The property is within the Tanner Historic District and the primary structure is of primary significance to the district. The home was built c. 1927 and is in the Craftsman Bungalow Style. More information on this property is available in the attached Property Research Sheet and Property Survey.
DISCUSSION:
Staff has reviewed the Historic Preservation Grant application submitted by the petitioner. The proposed repointing and rebuilding of the front steps will have a significant visual impact.
The homeowner has received two quotes for the proposed project. The quotes have come back at $2,200 from Early Times Home Solutions, and $2,875 from Soumar Masonry Restoriation, Inc. The Average of the two quotes is $2,537.50. The Grant program allows for awards of up to 50% of the project costs. Based on the project costs, a 50% award would be $1,268.75.
Discussion at Preservation Commission concerned the potential dollar amount of the grant. Based on the proposed quotes it was determined that a 50% grant would be the most appropriate amount to proceed with for the benefit of the homeowner. Approval will include a 10% contingency that will bring the total grant award to a possible $1,395.60.
IMPACT STATEMENT:
This grant will help improve the overall neighborhood appearance.
RECOMMENDATIONS:
